Plots for Sale in Jewar (2026): Verified Options, Prices & How to Buy

Plots for sale in Jewar come in four forms: authority (YEIDA) allotments, resales of those allotments, private township plots and farmland. A 2026 YEIDA scheme priced authority plots near ₹30,300 per sq yd, while private township plots such as Skyline Aero Homes start at ₹38,500 per sq yd. Verify approval, title and land use before you pay.
We're Skyline Aero Homes, a 50-acre plotted township by Maxpine Group, so yes, we sell plots in this market. Read everything below with that in mind. Every price carries a source and a date, and the legal checklist works on any plot in the corridor, ours or anyone else's.
Are plots actually for sale in Jewar right now?
Yes, and the market looks different from two years ago. Noida International Airport began commercial flights on 15 June 2026, and its first phase is sized for about 12 million passengers a year. Ads that once said 'upcoming airport' now describe an airport you can fly from.
Buyers find plots from four places: authority allotments, resales of those allotments, private townships and farmland. They look alike in an ad and behave very differently at the registry. The next two sections separate them.
What do plots in Jewar cost in 2026?
It depends on which of the four you mean, and mixing them up is the fastest way to misjudge a deal. The table converts every source to price per sq yd so the numbers line up (1 sq m is about 1.2 sq yd, and 1 sq yd is 9 sq ft). The conversions are ours.

Two things stand out. First, an authority base rate isn't a price you can walk in and pay. You get it only by winning an allotment, and the 2026 scheme was decided by draw. Second, portal averages blend different locations, plot types and approval status. They're asking prices, not sale prices, so use them to sanity-check a quote, never as the quote itself.
Our ₹38,500 base sits above the authority rate. The gap pays for a finished layout with 28 and 38 feet wide roads, security, a sewage treatment plant and a park, and for possession that isn't waiting on a scheme draw. Whether that's worth it depends on how soon you want to build. For a longer breakdown, read our Jewar land price 2026 guide.
What types of plots can you buy near Jewar Airport?
- Authority plots. YEIDA allots these through schemes. The 2026 RPS-10 scheme offered 973 residential plots, per Outlook Money. Eligibility and application rules are covered by Business Today. See also our guides to authority plots and government plots near the airport.
- Resale of allotted plots. An allottee sells to you. Price is whatever the market bears, and the paperwork depends on the original allotment terms.
- Private township plots. A developer lays out roads, drainage and amenities, then sells plots inside it. Quality varies a lot, so approvals matter most here. Our residential plots near Jewar Airport guide covers what to expect.
- Farmland. The lowest sticker price and the heaviest paperwork risk. Check the permitted land use before assuming you can build on it.

The subtotal excludes applicable taxes on development charges, any Preferred Location Charge, stamp duty and registry charges. A few rules sit behind those numbers:
- Development charges are ₹1,200 per sq yd plus applicable taxes.
- The Preferred Location Charge is 5% and applies only to two-side open and park-facing plots. If it's charged on the base price, a 100 sq yd plot adds about ₹1.9 lakh. Confirm on the price list.
- The boundary wall is a flat ₹75,000, mandatory, and due within two months of possession.
- Stamp duty and registry charges are payable separately at registration.
Booking starts at 25%. After that you choose a Down Payment Plan, a Flexi Plan, a Super Flexi Plan or a Development Link Plan. The price page explains how each one splits payments over time.
Which size should you choose: 100, 200 or 300 sq yd?
Size drives your budget more than any other choice. At our rates, 100 sq yd is the entry point at roughly ₹40.5 lakh before taxes and registry, and it suits a compact family home or a first plot you plan to hold. A 200 sq yd plot doubles the land cost, and it's the size where you stop designing around the plot. At 300 sq yd you're buying room for a larger home or a longer-term hold, and the budget needs to match.

How do you buy a plot in Jewar, step by step?
- Fix your all-in budget. Add the plot price, development charges, any location charge, boundary or fencing cost, stamp duty and registry. The base price alone misleads.
- Pick the plot type and size. Authority, resale, private township or farmland. Each has a different paperwork route.
- Ask for approval and title documents before you visit. Any serious seller sends them on request. If they hesitate, that's your answer.
- Visit the site. Check road width, drainage, electricity, boundaries and whether possession is actually available. Photos don't show any of that.
- Verify independently. Have a property lawyer read the documents and cross-check them with official records such as UP RERA and YEIDA.
- Book in writing. Get a receipt for every payment and the payment plan terms on paper.
- Register the sale deed. Pay stamp duty and registry charges at the sub-registrar. You can check the process through the UP stamps and registration department.
How do you check whether a plot near Jewar is legal?
Start with four questions, and don't skip one because the seller sounds confident.
- Who approved it? The approval should trace to a named office with a reference you can look up.
- Is the title clean? Ask for the full ownership chain, the encumbrance record and mutation entries.
- What is the land use? Residential, commercial, industrial and agricultural land follow different rules.
- Is the project registered where required? For plotted developments, look it up on the UP RERA portal.
There's a Jewar-specific reason to be strict. In December 2021, YEIDA filed an FIR against a private developer for selling plots with a claim of authority approval, and Hindustan Times reported that private developers need the authority's approval for projects in its notified area. That was five years ago, so confirm today's rules with YEIDA or a lawyer. But it's the reason we say this plainly: don't accept 'approved' without the paper that proves who approved it.
For Skyline Aero Homes, ask our team for the approval reference and the title documents before you book. [Insert approving authority and registration number here before publishing.]
Should you buy residential or commercial land near Jewar?
For most first-time buyers, residential. It's simpler to verify, simpler to finance and simpler to resell. Commercial land rewards buyers who have a specific use and the patience to hold through slow years. Our township is residential. If you're weighing both, read residential vs commercial land near Jewar and our notes on commercial property near Jewar Airport.
Can you get a loan for a plot in Jewar?
Often, but a plot loan isn't a home loan. Banks commonly fund a smaller share of a plot's value and may set shorter terms, so run the numbers with your bank before you book. Our site lists the project as bank approved. Ask which banks have approved the layout and get that in writing.
What are the red flags in Jewar plot ads?
- Guaranteed returns or buy-back promises. Nobody controls land prices, and a seller who says otherwise is selling you the promise, not the plot.
- An authority's logo with no allotment papers behind it. The 2021 HT report noted YEIDA officials spotting its logo on social media ads for plots.
- 'Approved' with no issuing office. If you can't trace it, it isn't verified.
- 'Book today, documents later.' Documents come first. Always.
Will plot prices near Jewar keep rising?
Nobody can promise that, and we won't. What we can point to is concrete: the airport is operating, and YEIDA is releasing residential plots in nearby sectors, which keeps buyer attention on the corridor. The risks are real too. More authority supply can cap prices, infrastructure can arrive late, and a plot can take time to resell. Buy because the plot works for you today, and treat appreciation as a bonus. How can you see the plots before you buy?
The fastest way is to stand on the site. Book a free site visit and check the roads, the boundary and the plot you're considering. Before you go, browse the gallery and read the amenities list, which includes a grand entry gate, CCTV, 24x7 security, a kids play zone, a park with a fountain and a sewage treatment plant. Learn more about us, or contact the sales team with questions. You can also see the project on our home page.
