Buy Land Near Jewar Airport (2026): Your Questions Answered

Yes, you can buy land near Jewar Airport, and the airport has run domestic flights since 15 June 2026. What you buy matters more than how close it sits. A plot in an approved layout has a defined land use. Raw agricultural land can't be built on until it's converted. Check title, land use and approvals before you pay anything.

We're Skyline Aero Homes, a 50-acre plotted township by Maxpine Group, so we sell plots in this market. Keep that in mind as you read. The checklists below work on any land in the corridor, ours or someone else's.

Can you buy land near Jewar Airport right now?

Yes. Noida International Airport was inaugurated on 28 March 2026, and commercial flights began on 15 June 2026 with IndiGo and Akasa Air. Phase 1 is built for 12 million passengers a year, with the plan scaling to 70 million.

One gap remains. Flights are domestic for now. International service is targeted for the end of 2026, but we haven't seen a confirmed start date, so check the official airport site before you rely on it in a decision.

That changes how you should read listings. "Upcoming airport" ads are out of date. The airport exists, which means every seller now has a reason to say "near Jewar Airport," including sellers whose land is nowhere near approved.

What kinds of land are for sale near Jewar Airport?

Four kinds, and they behave very differently at the sub-registrar's office.

No residential building rights until the land use changes

If you want the full detail on the first two, read our guides to authority plots and government plots. For the third, see residential plots near Jewar Airport.

Should you buy raw land or an approved plot?

Most people get this wrong in the same way: they compare per-square-yard rates. Raw land shows ₹15,000 or ₹20,000 per sq yd in a listing, an approved plot shows ₹38,500, and the raw land looks like the bargain.

It rarely is. A plot's price includes things raw land doesn't have yet: a layout with approved land use, internal roads, drainage and a clear boundary. Raw land has none of that. You pay for it later, in money and months.

Here's a made-up example to show the shape of the problem. It isn't a quote. Say you buy 200 sq yd of agricultural land at ₹20,000 per sq yd, so ₹40 lakh. One legal guide puts conversion fees at 3% to 9% of market value, which on this land is ₹1.2 to ₹3.6 lakh. Another guide says a Section 143 application can take 6 to 12 months. And neither number covers a road, a drain or an electricity connection. Fees and timelines vary, so treat the arithmetic as a reason to ask questions, not as a forecast.

Raw land can make sense if you have a specific project, a lawyer and a long horizon. For a first-time buyer who wants to build a house, an approved plot is the shorter road. If you're also weighing commercial use, our guide to residential vs commercial land near Jewar covers that decision.

How much does land near Jewar Airport cost?

There's no single rate, and anyone quoting one is simplifying.

The cleanest public benchmark is the 2026 YEIDA residential scheme (RPS-10), priced at ₹36,260 per sq m for plots in Sectors 15C, 18 and 24A. That works out to about ₹30,300 per sq yd (1 sq m is roughly 1.196 sq yd; the conversion is ours). It was allotted by draw, so it isn't a price you can walk in and pay. See Square Yards' scheme summary for sizes and dates.

At Skyline Aero Homes, the base price is ₹38,500 per sq yd, with development charges of ₹1,200 per sq yd plus taxes. On a 100 sq yd plot that's ₹38.5 lakh plus ₹1.2 lakh, before the other charges listed further down. Our price page always has the current version.

Long-run context helps too. Industry estimates reported by Business Today in July 2024 put a hectare of land in the region at ₹25 to 28 lakh in 2018 and ₹1.25 to 1.5 crore by mid-2024. For zone-by-zone ranges, read our Jewar land price 2026 guide.

Can you build on agricultural land near Jewar Airport?

Not until its recorded use changes. In Uttar Pradesh that change runs through Section 143 of the UP Zamindari Abolition and Land Reforms Act, under which the SDM can declare agricultural land non-agricultural. If the land is still classed as agricultural in the record, building a house on it is a problem, whatever the seller says.

Two more points trip buyers up:

  • Who can buy. One guide to UP land rules says there's no farmer-status restriction on buyers in the state, with a ceiling of 12.5 acres of total holdings. Rules change, so confirm with a local lawyer.
  • NRIs. Under FEMA rules, NRIs and OCIs generally can't buy agricultural land. Residential plots are a different category. Check with your bank or an advisor before you transfer money.

For any parcel, pull the record on UP Bhulekh and read how the land is classified. And if the parcel sits inside a YEIDA-notified sector, the authority's rules apply on top. One more reason to use a lawyer who knows this belt.

How close is "near" the airport?

As close as the seller wants it to be. "Near Jewar Airport" has no legal definition, and listings use it for land a few kilometres from the terminal and for land well over an hour away.

Ask for the road distance to the airport and to the Yamuna Expressway entry point. Then check it yourself on a map app, at the time of day you'd actually drive. For Skyline Aero Homes, the township is [X km / Y minutes by road from the airport terminal; add verified figures]. See the key plan for where it sits relative to the expressway, and our guide to real estate hotspots near Jewar Airport for how other pockets compare.

Four checks, in this order:

  1. Land record. Search the khata or khasra on UP Bhulekh. The name should match the seller, and the land use should match what you're being sold.
  2. Approval. Ask who approved the layout and for the reference number. "Approved" with no named office isn't verified.
  3. RERA registration. For plotted projects that need it, search the number on the UP RERA portal and confirm it matches the project name.
  4. Title chain and encumbrance. A lawyer should read the chain of ownership and confirm there's no loan, dispute or pending mutation.

Ask our team for the approval reference and title documents before you book. We'd rather you check than trust us.

Why so strict? Because the area has seen fraud. Outlook Money has covered how the airport boom fuelled property scams, and a few hours of checking costs far less than a plot you can't build on or resell.

How do you buy land near Jewar Airport, step by step?

  1. Set an all-in budget. Land price plus development charges, any location charge, a boundary wall, stamp duty and registry.
  2. Choose the type. Authority, resale, township plot or agricultural land. The paperwork route differs for each.
  3. Ask for documents first. Approval, title and land-use papers should arrive before you visit. A seller who stalls has answered your question.
  4. Visit the site. Look at road width, drainage, boundaries and whether possession is available now.
  5. Have a lawyer verify. Cross-check against Bhulekh, UP-RERA and, for authority land, YEIDA records.
  6. Book in writing. Keep a receipt for every payment and the payment plan on paper.
  7. Register the deed. Stamp duty and registry charges are paid at the sub-registrar. Process details are on the UP stamps and registration site.

What does land near Jewar Airport cost beyond the sticker price?

The base rate is the smallest surprise-free number in the deal. Our own plots show how the extras stack up:

  • Development charges: ₹1,200 per sq yd plus applicable taxes.
  • Preferred Location Charge: 5% on two-side open and park-facing plots.
  • Boundary wall: a flat ₹75,000, due within two months of possession.
  • Stamp duty and registry: paid separately at registration.

Booking starts at 25%, and the price page explains the payment plans. On other sellers' land, ask for the same list in writing. If they can't produce one, add a buffer to your budget and ask why.

Can you get a loan to buy land near Jewar Airport?

Sometimes. A plot loan isn't a home loan. Banks often fund a smaller share of a plot's value and may offer shorter terms, and they generally won't finance land whose use doesn't permit what you plan to build. Ask your bank before you book, and ask the seller which banks have approved the layout, in writing. Our site lists Skyline Aero Homes as bank approved: [list the approving banks here].

Will land prices near Jewar Airport keep rising?

Nobody can promise that, and you should walk away from anyone who does.

What supports demand is concrete: the airport is operating, more routes are being added, and YEIDA keeps releasing plots in nearby sectors. What cuts the other way is just as concrete. International service has no confirmed date, prices have already moved a lot since 2018, more authority supply can cap private prices, and resale can take time. Buy because the land works for you today. Count appreciation as a bonus.

Who shouldn't buy land near Jewar Airport?

  • Anyone who needs to sell within a year or two. Transaction costs and resale timelines can eat a short hold.
  • Anyone who'd have to stretch their budget or take on a loan they can't service if prices stall.
  • Buyers relying on a seller's word about approvals instead of the documents themselves.
  • Buyers planning to build on agricultural land without a lawyer and a clear conversion path.

What are the red flags when you buy land near Jewar Airport?

  • Guaranteed returns or buy-back promises
  • An approval claim with no issuing office or reference number
  • A RERA number that doesn't show up on the official portal
  • Pressure to pay a booking amount before you've seen the papers
  • Power of attorney or an unregistered agreement offered in place of a registered deed
  • Agricultural land advertised as residential plots

How can you see the land before you buy?

Stand on it. Book a free site visit and check the road, the boundary and the plot you're considering, with the layout in hand. Before you go, look through the gallery and the amenities list. FAQ

Is Jewar in Greater Noida?

Jewar is in Gautam Buddha Nagar district of Uttar Pradesh. The airport's code is DXN.

What should I carry to a site visit?

A photo ID, a notebook for the plot number and road widths, and a list of document requests for the seller.

Can I buy for someone else, such as a parent?

Yes in principle, but the deed, the payment trail and the registration should all be in the name of the person who will own the land. Confirm the details with your lawyer.

Do I need a lawyer if the seller shows approvals?

Yes. An independent read of the documents costs little next to the price of the land.
